Start Here
Angelus Oaks is not on the Rim. It sits on Highway 38, the other way into Big Bear.
Every other community here — Crestline, Twin Peaks, Blue Jay, Lake Arrowhead, Running Springs — sits on the Rim of the World corridor. Angelus Oaks sits on Highway 38, the longer, quieter approach to Big Bear that climbs from the Redlands side.
That single fact shapes everything about it. It is closer to Redlands and the valley's east side than the Rim towns are. It is further from Lake Arrowhead and its village than the map makes it look, because you are not on the same road. And Highway 38 is a genuinely beautiful drive that is also long — worth doing yourself, in winter, before you decide.
Active listings run from about $99,900 to $940,000. Like Cedarpines Park, Angelus Oaks opens under $100,000 — and at the bottom of that range the same cautions apply: older, smaller, sometimes difficult access, budget for the inspection.
This is the least developed community covered here. There is very little in the way of services, shops or village. For some buyers that is precisely the appeal — forest, quiet, no crowds. For others it is a dealbreaker. There is no middle ground, and a weekend there will tell you which you are faster than any description.
Highway 38 in winter, and your actual tolerance for the drive. This is the main one.
Access, water and septic — rural parcels, so confirm all three and their condition.
Distance to services. Work out where you would really buy groceries and how long that takes.
Short-term rental rules. These are set by San Bernardino County here, not by the City of Big Bear Lake, and they are not the same rules. If rental income is part of the plan, verify the current position for that specific address rather than assuming.
Fire insurance. Get a real quote on the actual parcel before contingencies, not an estimate. This has moved sharply across the whole mountain.
I work Big Bear primarily, and Angelus Oaks is on the way there by the back road — on the same MLS, and I can show it. I would only steer you here if quiet and forest are genuinely what you are after, and if you have driven Highway 38 and liked it. If you want a village, services or rental income, one of the Rim towns or Big Bear itself will serve you better.
