Walkability Is the Argument

Almost nowhere on this mountain lets you leave the car. Blue Jay is the exception.

What You Are Actually Buying

Blue Jay sits immediately above Lake Arrowhead village. For a mountain community that is unusual: you can reach shops, food and the village on foot from a lot of Blue Jay addresses, which is simply not true of Big Bear City, Sugarloaf or most of the Rim.

It is also home to the long-standing ice rink that has drawn figure skaters up this mountain for decades — a genuine local fixture rather than a tourist attraction.

Active listings run from about $282,000 to $1,650,000. Note the floor: Blue Jay starts meaningfully higher than Cedar Glen or Cedarpines Park. You are paying for the position, and the market here is small, so expect to move when something fits.

Lake Rights Are Not Automatic

Lake Arrowhead is a private lake. The right to use it is tied to property ownership inside a defined area, and that boundary does not follow town names or postal addresses. Two homes minutes apart can have completely different access to the water.

Confirm lake rights in writing for the specific parcel before you remove contingencies. Do not rely on the listing description or the town name — ask for verification against the association's own records. If lake use is why you are buying, make it a condition of the search from day one.

What Else to Check

Parking and access. Walkable also means tighter lots and steeper streets in places. Look at where you would actually put two cars in winter.

Short-term rental rules. These are set by San Bernardino County here, not by the City of Big Bear Lake, and they are not the same rules. If rental income is part of the plan, verify the current position for that specific address rather than assuming.

Fire insurance. Get a real quote on the actual parcel before contingencies, not an estimate. This has moved sharply across the whole mountain.

Working With Me Here

Big Bear is my home market and that is where I would point you for ski-in convenience or the deepest rental market. Blue Jay is on the same MLS and I work it — and if being able to walk somewhere matters to you, it is one of the only honest answers on this mountain.

Blue Jay — Frequently Asked Questions

Straight answers from a local Big Bear Broker Associate.

Can you walk to Lake Arrowhead village from Blue Jay?
From many Blue Jay addresses, yes — which makes it one of the very few genuinely walkable spots on this mountain. Check the specific address and the gradient, because 'close' and 'walkable in February' are different things.
Do Blue Jay homes have lake rights?
Some do and some do not. Lake Arrowhead's lake is private and access is tied to ownership inside a defined area whose boundary ignores town names. Get it verified in writing for the parcel before removing contingencies.
Is Blue Jay expensive?
Its floor is higher than Cedar Glen or Cedarpines Park — active listings start around $282,000 and run to roughly $1,650,000. You are paying for proximity to the village.
Is the market small?
Yes. Blue Jay is one of the smaller mountain markets, so choice is limited and good properties do not sit. Be ready to move, and look across the wider Rim when judging value.
Can I short-term rent in Blue Jay?
It falls under San Bernardino County rules, not the City of Big Bear Lake's. Verify the current position for the specific address before counting on rental income.
