The 2003 Old Fire reached Cedar Glen hard. A lot of what stands here was built after it.
Much of the Rim is 1960s and 1970s cabins. Cedar Glen has a materially higher share of post-2003 construction, because a significant part of the community was rebuilt following the Old Fire. For a buyer that can mean newer systems, better insulation and fewer deferred-maintenance surprises than a comparable price buys elsewhere on this mountain.
It cuts the other way too: ask directly when a given house was built and whether it was a rebuild, because the two sit side by side here and the difference shows up in inspection.
Active listings run from roughly $165,000 to $1,499,000. That floor is among the lowest of any Arrowhead-adjacent community — well under Blue Jay's. If your priority is being near Lake Arrowhead on the smallest budget, this is the first place to look.
Inventory is moderate — deeper than Blue Jay or Skyforest, nowhere near Lake Arrowhead's or Crestline's.
Lake Arrowhead is a private lake. The right to use it is tied to property ownership inside a defined area, and that boundary does not follow town names or postal addresses. Two homes minutes apart can have completely different access to the water.
Confirm lake rights in writing for the specific parcel before you remove contingencies. Do not rely on the listing description or the town name — ask for verification against the association's own records. If lake use is why you are buying, make it a condition of the search from day one.
Year built and rebuild history for the specific house.
Short-term rental rules. These are set by San Bernardino County here, not by the City of Big Bear Lake, and they are not the same rules. If rental income is part of the plan, verify the current position for that specific address rather than assuming.
Fire insurance. Get a real quote on the actual parcel before contingencies, not an estimate. This has moved sharply across the whole mountain.
Defensible space. Given the fire history, look at the current clearance around the property and what maintaining it involves.
My home market is Big Bear. Cedar Glen is on the same MLS and I work it — and for the buyer who wants to be near Arrowhead but cannot make Arrowhead's or Blue Jay's numbers work, it is the honest answer rather than a consolation prize.
