The Big Bear cabins that earn the most as short-term rentals aren't always the prettiest — they're the ones built to host: game rooms, bunk rooms, hot tubs, and layouts that sleep a crowd. Here's what drives bookings and income.

Built to Book
Short-term rental is Rachael's specialty, and the difference between an average cabin and a top earner often comes down to a few guest-magnet features. Here's what to look for — and to confirm.
The cabins that rent best tend to share a checklist: a game room (pool table, arcade), bunk rooms and extra sleeping to raise the head count, a hot tub, strong Wi-Fi, and a fun, photogenic interior. More heads and more “wow” in the photos generally mean more bookings and higher nightly rates.
Nightly rate and occupancy scale with how many a cabin sleeps and what it offers. A well-configured bunk-room cabin can out-earn a larger but plainer home, so evaluate income potential by the guest experience, not just square footage. Estimate any specific home with the STR Calculator.
This is the make-or-break step: short-term-rental permits and caps differ between the City of Big Bear Lake and the unincorporated County, a permit does not automatically transfer when a home sells, and an HOA can restrict rentals even where the local rules allow. Verify all of it for a specific address before you buy to rent.
