Skyforest has the fewest listings of any community on this mountain — and one of the highest asking prices.
Active listings run from about $249,000 to $4,800,000. That is the widest ratio on the mountain, in the thinnest market on the mountain — and it is the single most important thing to understand before you start.
With this few homes trading, comparable sales are genuinely scarce. Pricing is harder here than anywhere else on the Rim, both for buyers and sellers. Judge value against the wider Arrowhead corridor rather than against Skyforest alone, because Skyforest alone will not give you enough data points to be confident.
SkyPark at Santa’s Village sits in Skyforest. It is a genuine year-round attraction — mountain biking, seasonal events, a real visitor draw rather than a roadside curiosity.
Which cuts two ways. It brings activity and some rental demand to a very small community. It also brings traffic and seasonal crowds past properties near the highway. Whether that is a feature or a problem depends on where exactly the house sits, so look at the specific address rather than the town.
Lake Arrowhead is a private lake. The right to use it is tied to property ownership inside a defined area, and that boundary does not follow town names or postal addresses. Two homes minutes apart can have completely different access to the water.
Confirm lake rights in writing for the specific parcel before you remove contingencies. Do not rely on the listing description or the town name — ask for verification against the association's own records. If lake use is why you are buying, make it a condition of the search from day one.
Proximity to SkyPark traffic for the specific parcel.
Short-term rental rules. These are set by San Bernardino County here, not by the City of Big Bear Lake, and they are not the same rules. If rental income is part of the plan, verify the current position for that specific address rather than assuming.
Fire insurance. Get a real quote on the actual parcel before contingencies, not an estimate. This has moved sharply across the whole mountain.
I will be straight with you: with a market this small I would not want you anchored on Skyforest. Look across Blue Jay, Twin Peaks and Lake Arrowhead at the same time, and treat Skyforest as one option among them rather than the target. If the right house here comes up it can be excellent — but you should not wait for it exclusively.

Get This One Right
With this few homes trading, pricing is the hard part. Send me the address and I will value it against the whole Arrowhead corridor rather than the handful of Skyforest sales, which is the only way to get it right.
