Market Report · Updated October 2026
Every closed sale in Sugarloaf, January 2024 – September 2026 — what the median actually did, how fast homes sold, and what it means if you are buying or selling.
Sugarloaf's median sold price has fallen from $337,500 in 2024 to $288,500 so far in 2026, a drop of 14.5%. That is roughly two and a half times the decline across Big Bear as a whole (5.0%), and it is the only one of the three ZIP codes where the fall is steep enough to change what a given budget buys.
The pace of sales tells the same story from another angle. In 2024 Sugarloaf was the fastest-moving market in Big Bear, at a median 39 days to sell against 48 in Big Bear Lake. By 2026 it is 59 days — slower than both other ZIP codes. A market that went from quickest to slowest in two years is one where the buyers moved on.
| 2024 | 2025 | 2026 (Jan–Sep) | 2024 → 2026 | |
|---|---|---|---|---|
| Median sold price | $337,500 | $305,000 | $288,500 | -14.5% |
| Homes sold | 136 | 112 | 74 | 99 annualised |
| Median days to sell | 39 | 60 | 59 | +20 days |
Most likely one ZIP code over. Sugarloaf has always been the entry point into Big Bear, and in 2024 it traded at about 56% of the Big Bear Lake median. As prices eased everywhere else, buyers who would once have needed Sugarloaf to get in could suddenly reach Big Bear City instead — and Big Bear City is the one ZIP code whose median rose. The entry market cooled hardest because its buyers were the ones who gained the most options.
| Area | Median | vs 2024 | Sales/yr | Days |
|---|---|---|---|---|
| Big Bear Lake (92315) | $570,000 | -5.8% | 332 | 52 |
| Big Bear City (92314) | $425,000 | +1.2% | 297 | 54 |
| Sugarloaf (92386) | $288,500 | -14.5% | 99 | 59 |
| All of Big Bear | $450,000 | -5.0% | 764 | 54 |
136 homes sold in 2024, 112 in 2025, 74 through September 2026 — roughly 99 annualised, against 136 two years ago. Sugarloaf is the smallest of the three markets at 322 sales over the full period, so individual months swing more here than elsewhere; the three-year direction is the part worth trusting.
This is where the discount actually is. A 14.5% move in the median is a real change in what you can buy, and 59 days to sell means you are not competing for everything the moment it lists. Make sure you are buying Sugarloaf because the location suits you — it sits east of Big Bear City, away from the lake and the slopes — and not only because it is the cheapest number on the mountain.
Be candid with yourself about the comparables. A home that would have fetched $337,500 in 2024 is looking at roughly $288,500 now, and the sales that do happen are taking 59 days rather than 39. Pricing against a 2024 neighbour is the single most common reason a Sugarloaf listing sits. If you have flexibility on timing, that is worth discussing; if you need to sell, price it to the market that exists.
Where these numbers come from. Closed residential sales reported to CRMLS, January 2024 – September 2026, pulled October 2026. Not estimates, not a model, and not only my own listings — every closed sale in the ZIP code, 2,335 across Big Bear in total. The 2026 column covers January through September; where this page compares a full year it says “annualised” and shows the arithmetic. I refresh this quarterly.

$288,500 for closed sales in ZIP 92386 from January to September 2026, down from $337,500 in 2024 — a fall of 14.5%.
Sugarloaf is the entry point into Big Bear, so its buyers are the most price-sensitive and the most mobile. As prices eased across the mountain, buyers who would once have needed Sugarloaf to get in could reach Big Bear City instead. The entry market cooled hardest because its buyers gained the most alternatives.
It is where the discount actually is: the median has moved 14.5% and homes take 59 days to sell, so you are not bidding against a queue. Buy it because the location works for you — it sits east of Big Bear City, away from the lake and the ski resorts — rather than on price alone.
A median 59 days in 2026. In 2024 it was 39 days, the fastest in Big Bear. Going from quickest to slowest in two years is the clearest sign of how much that market has changed.
