Big Bear Lake, California · For Sellers

Home Not Selling in Big Bear?

If your Big Bear home has been sitting with few showings and no offers, the cause is usually price, presentation, or exposure — and the fix is a real reset, not just a new listing date.

A Home That Did Not Sell the First Time Is Common Here, Not Rare

Rachael Smith-Meadors, Broker Associate with RE/MAX Big Bear, helps Big Bear Lake, Big Bear City, Sugarloaf, Moonridge and Fawnskin homeowners sell after their home did not. Whether your home is still listed, came off the market, or you are ready to try again, here is what the local data shows and what tends to change the outcome.

What Is Happening in Big Bear Right Now

Over the past 12 months, a Big Bear Valley home that did not sell on the first attempt was the ordinary outcome for roughly a third of sellers.

What the data showsThe numbers
About 1 in 3 homes came off the market without selling at least once547 of 1,649 homes
Homes that sold on their first listing closed at a median 97.7% of their highest asking price652 homes
Homes that sold after coming off the market closed at a median 91.0% of their highest asking price66 homes
Most homes that came off the market had not sold by the end of the period370 still off, 111 back on, 66 sold
Stall rates were nearly the same at every price point32% to 34% in every band

In plain terms: the second try usually costs more than the first, at every price point. That is why getting the relaunch right matters more than getting back on the market fast.

Why Homes Stall

  • Price versus the market. The most common reason a home sits is a price set above what recent sales support. Buyers compare, and when they have choices, they skip homes that look high.
  • Presentation. Photos, video and the listing description are the first showing. If they do not show the home well, buyers never book the real one.
  • Exposure. Many Big Bear buyers live down the hill, so the marketing has to reach them where they are, not just sit in the MLS.
  • Timing. Mountain markets move with the seasons. A listing that launches into a slow stretch can look stale by the time demand comes back.
  • Access. Hard-to-schedule showings, guests or tenants in the home, or rental bookings on the calendar can quietly cut the number of buyers who get through the door.

What Rachael Does Differently With a Home That Did Not Sell

When Rachael takes over a listing that sat, she starts over instead of picking up where the last listing left off.

  • A video-first relaunch. The home is featured to Rachael’s YouTube audience of more than 260,000 subscribers, not just re-entered in the MLS.
  • Short-term rental potential, shown clearly. As an Airbnb Superhost and short-term rental owner, Rachael helps buyers see what the home could do as a rental where local rules allow it. Check the city and county STR rules for your address first.
  • A from-scratch pricing reset. Pricing is rebuilt from current local sales and stall data, not from the original list price. See current Big Bear market trends.

Already Listed With Another Agent?

If your home is still listed, your listing agreement is with your current brokerage, so the best first step is an honest conversation with your agent about what is working and what is not. Read your agreement too, since it spells out the term and any options for ending early. If your listing has ended or you have been released, Rachael is glad to talk through a fresh plan.

Home Not Selling in Big Bear — Frequently Asked Questions

General information from a local Big Bear Broker Associate. Questions about your own listing agreement should go to your current brokerage or a California real estate attorney.

Why isn’t my house selling in Big Bear?
Most often, the price is above what buyers believe recent sales support, or the marketing is not reaching enough of the right buyers. Presentation, timing and showing access also play a part. Over the past 12 months, about 1 in 3 Big Bear Valley homes came off the market without selling at least once, so you are far from alone.
Should I lower my price or take my home off the market?
It depends on why the home is sitting. If showings are steady but offers are not coming, price is usually the issue. If showings are rare, presentation and exposure may need work first. Taking a home off the market without changing anything rarely helps, because buyers and their agents can often see a listing’s history.
Can I cancel my listing agreement in California?
Most California listings use the C.A.R. Residential Listing Agreement, an exclusive right to sell that runs for a set term. Ending one early usually means asking your brokerage for a release or waiting for the term to end. Read your own agreement and talk with your current brokerage first. This is general information, not legal advice.
My listing expired. What happens now?
When a listing expires, the home comes off the market and that listing agreement ends. You can relist with the same agent or a new one. In the Big Bear Valley, 370 of the 547 homes that came off the market without selling in the past year were still off the market, so the plan for the next listing matters more than how fast you get back on.
Does relisting cost sellers money?
It can. Over the past 12 months, Big Bear Valley homes that sold on their first listing closed at a median 97.7% of their highest asking price, while homes that sold after coming off the market closed at a median 91.0%. Many factors sit behind that gap, but it shows why a careful relaunch beats a quick one.
Should I rent my home as a short-term rental instead of selling?
For some owners, renting while they wait makes sense. Short-term rentals in the Big Bear Valley require a permit or license from the City of Big Bear Lake or San Bernardino County, depending on where the home is, so check the rules for your address first. Rachael hosts short-term rentals herself and can walk through the trade-offs with you.
