Market Report · Updated October 2026
Every closed sale in Big Bear Lake, January 2024 – September 2026 — what the median actually did, how fast homes sold, and what it means if you are buying or selling.
The median home in Big Bear Lake sold for $570,000 so far in 2026, down 5.8% from $605,000 in 2024. Read on its own that sounds like a market in retreat. The days-to-sell figure says otherwise: homes took a median 59 days to sell in 2025 and 52 days in 2026, so properties are moving faster than they were a year ago even as the median has come down.
That combination — softer pricing, quicker sales — is what it looks like when sellers adjust to a market rather than fight it. The homes that are priced where the 2026 market actually is are selling in under two months. The ones anchored to a 2022 number are the ones sitting.
| 2024 | 2025 | 2026 (Jan–Sep) | 2024 → 2026 | |
|---|---|---|---|---|
| Median sold price | $605,000 | $600,000 | $570,000 | -5.8% |
| Homes sold | 369 | 375 | 249 | 332 annualised |
| Median days to sell | 48 | 59 | 52 | +4 days |
In 2024 the median in Big Bear Lake ran $185,000 above Big Bear City. In 2026 that premium is $145,000. Big Bear Lake came down while Big Bear City edged up, and the two markets moved toward each other. If you were priced out of 92315 two years ago, the arithmetic has shifted in your favour more than the headline decline suggests.
| Area | Median | vs 2024 | Sales/yr | Days |
|---|---|---|---|---|
| Big Bear Lake (92315) | $570,000 | -5.8% | 332 | 52 |
| Big Bear City (92314) | $425,000 | +1.2% | 297 | 54 |
| Sugarloaf (92386) | $288,500 | -14.5% | 99 | 59 |
| All of Big Bear | $450,000 | -5.0% | 764 | 54 |
369 homes closed in 2024 and 375 in 2025 — essentially flat, and in fact slightly up. Through September 2026 the count is 249, which annualises to roughly 332. That would be about 11% below 2025. Fewer transactions, but from a base that had been holding steady for two years.
You have more room than you did in 2024, and the improving days-to-sell number means the better homes still go quickly. Those two facts together argue for being ready to move on the right property rather than waiting for the market to fall further. Bring a pre-approval and be specific about what you want — in a $570,000 median market the difference between the right cabin and a compromise is usually a matter of weeks of patience, not another 5.8%.
Price to the 2026 market, not the 2024 one. The data is unusually clear on this: median days to sell improved from 59 to 52 precisely because correctly priced homes are still finding buyers. A home listed $35,000 above where the market has settled is the one that sits for six months and then sells for less than it would have in week three.
Where these numbers come from. Closed residential sales reported to CRMLS, January 2024 – September 2026, pulled October 2026. Not estimates, not a model, and not only my own listings — every closed sale in the ZIP code, 2,335 across Big Bear in total. The 2026 column covers January through September; where this page compares a full year it says “annualised” and shows the arithmetic. I refresh this quarterly.

$570,000 for closed residential sales in ZIP 92315 from January to September 2026, down from $605,000 in 2024. That is the median of 249 actual closed sales reported to CRMLS, not an estimate.
The median is down 5.8% since 2024. But median days to sell improved from 59 days in 2025 to 52 in 2026, so homes are selling faster than a year ago. Prices eased; demand did not disappear.
A median of 52 days in 2026, against 59 in 2025 and 48 in 2024. Correctly priced homes are well inside that; overpriced ones are what pull the figure up.
Big Bear City has a lower median, $425,000 against $570,000, but it is also the only Big Bear ZIP code where prices have risen since 2024. Big Bear Lake is where the price correction happened. Which is better value depends on whether you want lake and slope proximity.
