Private Sales · Big Bear Lake, California
Some of the best homes up here never reach the MLS. Tell Rachael what you are looking for and she brings you what never gets listed.
You tell Rachael exactly what you are looking for — price ceiling, the areas you would actually live in, and the handful of things that would make you move on a property. She holds that against owners who have told her they would sell at the right number but have not listed. When the two line up, she arranges a showing.
Big Bear inventory is thin and seasonal. In a tight stretch the homes on the market are the homes on the market, and if none of them has the flat lot, the garage or the lake view you need, waiting is your only option. Off-market widens that pool to include owners who would sell but have not bothered to list. It also means less competition — you are not in a multiple-offer situation against five buyers who got the same alert.
Transaction volume is falling across the basin. 902 homes closed in 2024, 860 in 2025, and 573 in the first nine months of 2026 — about 764 annualised, roughly 15% below 2024. Fewer homes changing hands means fewer chances for the one you want to appear publicly, which is precisely when a private pool is worth having.
It cuts the other way too: with a median 54 days to sell, the market is not so frantic that you must buy blind. You can afford to be specific.
This is not a secret inventory of hundreds of homes. It is however many owners have told Rachael a number, which changes week to week, and in a given month it may hold nothing that fits you. It costs you nothing to be on the list and it runs alongside your normal search rather than replacing it. Anyone promising a large hidden catalogue of Big Bear homes is overselling it.
Your price ceiling, the areas you would genuinely buy in, and your two or three non-negotiables. Vague criteria produce vague matches. If you are financing, say so, and if you intend to run it as a short-term rental say that too — it changes which homes actually work.
The market figures on this page are closed residential sales reported to CRMLS, January 2024 – September 2026, pulled October 2026 — 2,335 sales across Big Bear. 2026 covers January to September; annual sale counts for 2026 are annualised from those nine months. See the full market reports.
Nothing here is published. Submissions go straight to Rachael and are shared only when there’s a genuine match.
Tell Rachael what you want and she’ll match you against homes that never hit the MLS.
Including an honest answer about how big the pool actually is.
It varies week to week, because it is however many owners have told Rachael a number. Some months there is something that fits you, some months there is nothing. It is worth being on the list precisely because it costs nothing and runs alongside your normal search.
No, and there is no exclusivity attached. You can be working with the MLS, with alerts, and with this at the same time.
Sometimes, because you are not bidding against other buyers. But the seller set a number they would accept, and that number is often firm precisely because they are not in a hurry. The real advantage is access and less competition rather than a discount.
Only when something genuinely matches. Rachael does not send a weekly digest of near-misses. If your criteria are specific, that may mean nothing for a while and then one good call.
Yes — use the live MLS search for everything on the open market. Off-market is an addition to that, not a replacement.

Plenty of people up here are both — they’d sell the cabin at the right number and buy something bigger. Call Rachael and talk it through; nothing goes public either way.
