At $562 a square foot this is the most expensive property per foot on my list, and the rental math is the weakest of the five — roughly 4.4% gross against the asking price. That is not a knock on the house. It is what happens at this price point anywhere in the valley: nightly rates do not scale with luxury the way buyers expect them to. A $1.65 million home does not book at three times the rate of a $550,000 cabin. So if the plan is a second home you actually use, with rental income offsetting some of the carry, the numbers work fine. If the plan is an investment that pencils on cash flow, look at Mt Verdi instead.
