Quiet, Cheap, and Access Decides Everything

Cedarpines Park is one of the smallest and least expensive communities on this mountain.

This page narrows the live MLS feed to vacant land and lots inside Cedarpines Park only.

The roads are the thing to look at

Cedarpines Park is a small community of narrow streets, and a meaningful share of what makes a parcel here workable or not comes down to how you reach it. Some lots sit on maintained roads; others are reached by routes that are steep, narrow, or maintained by nobody in particular.

Walk the access in person, and ask for the recorded easement. A line on a parcel map is not the same as a road you can get a concrete truck up in March. This is the single most common reason a cheap lot here stays cheap.

Prices are among the lowest on the mountain, which makes it a genuine option for someone prepared to do the homework. It also means the margin for a surprise is thin — a septic problem or an access dispute can cost more than the parcel.

The questions that decide a mountain lot

Price is the last thing to settle on a parcel up here. What decides whether a lot is worth anything is whether you can legally reach it, get water to it, put waste somewhere, and build on the part that is not falling away. Two lots on the same street, same size, same price, can differ by a hundred thousand dollars in what it takes to make them habitable.

  • Water. Some parcels sit on a water district main; some need a well. Ask which, and if it is a district, ask what a new connection actually costs today rather than what it cost someone five years ago.
  • Waste. Sewer in some pockets, septic in most. Septic means a percolation test, and a failed perc can end the project outright.
  • Access. A road on a map is not legal access. You want a recorded easement, and you want to know who plows it in February — the county, an association, or nobody.
  • Slope. Buildable square footage is what matters, not the parcel size on the listing. A steep lot can be beautiful and still cost more in foundation and retaining than the land.
  • Fire. Defensible space requirements and insurance availability both bear on what you can build and what it costs to keep. Get a real quote on the parcel, not an estimate.

None of this is a reason not to buy land here. It is the reason to get answers in writing before you remove contingencies, and it is most of what I do on a land deal.

Cedarpines Park Land — Frequently Asked Questions

Straight answers from a local Big Bear Broker Associate.

Is land in Cedarpines Park buildable?
Some parcels are and some are not, and access is usually what decides it. Confirm a recorded easement, walk the route yourself, and check with the county on setbacks, minimum lot size and septic feasibility before you offer.
Why is Cedarpines Park land so inexpensive?
It is one of the smallest communities on the mountain, with narrow streets and older small parcels. That keeps prices low, and it is also why access and buildability need checking carefully on each lot.
What should I check before buying mountain land?
Legal access, water (district connection or well), sewer or septic with a passed percolation test, the buildable area once slope is accounted for, distance to power, and a real fire insurance quote. Confirm each one in writing for the specific parcel before removing contingencies.
Can I get a loan on vacant land?
Land loans work differently from a mortgage on a house: expect a larger down payment, a shorter term and a higher rate than you would get on a built home. Talk to a lender who does land in this area before you write an offer, because financing shapes what you can offer.
