Big Bear Condo Within Walking Distance of Snow Summit

Yes, there is a Big Bear condo where you can walk to Snow Summit. This two-bedroom, two-bathroom mountain condo sits just steps from the mountain, with vaulted ceilings, bonus loft spaces and an open living area. It also has one of the lowest HOA fees you will find in the area. Here is what the video shows and what I would think about if you are considering a condo like it.

What the condo offers

The tour covers a spacious layout with two bedrooms and two bathrooms. The vaulted ceilings make the main living area feel open, and the bonus loft spaces give you room to spread out. That could mean extra sleeping space, a play area for kids, or a quiet spot to work or read. The open living area is set up for what most people want after a day on the slopes: a place to warm up and sit down with everyone.

The location is the main draw. You can walk to skiing, mountain biking and the year-round activity at Snow Summit.

What walking to the mountain is worth

Anyone who has spent a busy winter weekend in Big Bear knows that getting to the mountain can be the hardest part of the day. Driving, finding parking and hauling gear all take time and patience. Being close enough to walk changes that.

A walkable location is not the same as a flat, dry sidewalk all winter. Snow and ice are part of life here, so ask how the walkways and common areas are cleared and maintained. Bring your boots when you visit.

Understanding a low HOA fee

A low HOA fee is a real plus, and it should be a reason to look closer, not a reason to stop asking questions. What dues cover varies a lot from one complex to the next. Depending on the community, they might include some combination of exterior maintenance, snow removal, trash, common areas, insurance on the building and reserves for big repairs. Utilities are sometimes included and often are not.

Before you write an offer, ask for the HOA documents and read them. I would look at:

A low fee paired with healthy reserves is a great combination. A low fee because nothing is being set aside for future repairs can mean a bigger bill later. The documents will tell you which one you are looking at.

Thinking about it as a rental

The listing describes this as a possible rental investment, and the location supports that idea. Close proximity to the slopes is the kind of feature vacationers look for. Still, rental use in Big Bear depends on rules, and those rules can come from more than one place: the local jurisdiction, the HOA, and your lender or insurance. Confirm what is allowed for this specific property before you count on any rental income. Do not rely on assumptions or on what a neighbor told you.

Also plan for the work that comes with renting. Cleaning, guest communication, supplies and upkeep take time or money, and they affect what you actually keep. If you are weighing it as an investment, I am happy to talk through how owners here usually approach it.

What to check on a mountain condo

A condo shares walls and a building with its neighbors, so the inspection has a different focus than a single-family cabin. A few things I would pay attention to:

Who this condo fits

The listing calls it a good fit for a full-time home, a vacation getaway or a possible rental. Those are three different goals, and they lead to different questions. A full-time resident cares about daily comfort and the fixed monthly costs. A second-home owner cares about how easy it is to lock up and leave. An investor cares about rental rules and upkeep. Knowing which one you are will make the decision easier.

See it in person

A two-minute video can show you the layout, but it cannot tell you how the place feels or how the walk to the mountain goes. If this condo looks like a fit, I would be glad to set up a private showing, or just talk through your questions first. I am Rachael Smith-Meadors with RE/MAX Big Bear.
